PRESALE MODELS FOR APARTMENTS

Model 1: 5-Installment Payment System

Buyers pay for the apartment in 5 advance stages, depending on construction progress.
Investor advantage: Can reduce required capital from 57,330,000 € to 28,750,000 € per phase.
Liquidity: Funds are injected successively to finance construction.
Expected sales revenue: 160,214,066 €

  • First installment (20%) – paid when excavation and groundwork begin.
  • Second installment (20%) – paid when the structure reaches the second floor.
  • Third installment (20%) – paid when the final floor of the building is under construction.
  • Fourth installment (20%) – paid once the facade and windows are installed.
  • Fifth installment (20%) – paid upon full completion, just before move-in.

Model 2: Bank-Backed Mortgages for Buyer

Buyers finance their apartment purchase with a mortgage. The bank pays the investor in stages, similarly to Model 1, but includes interest and profit margin since buyers repay the loan over 15–20 years.

This is also a favorable model for the investor because for 70,000 m², instead of investing 53,330,000 €, they would only need to invest 28,750,000 €.

Model 3: Bulk Buyers and Investors

Some buyers (typically traders) purchase multiple apartments in advance, knowing that once the project is completed, property values will increase by 30–45%.

They are willing to pay 100% of the price upfront during the early phase of construction, in exchange for a 10%-20% discount as discussed with investors.

Model 4: Compensation/Barter Agreements

A large share of the residential-commercial area can be traded as compensation to construction suppliers. For example, instead of paying contractors in cash for windows, doors, ceramics, heating, facade works, etc., the investor offers them apartments worth 70% of the market value, and pays the remaining 30% in cash.
